Criteria
You must meet the following criteria to be eligible to purchase a home from Habitat for Humanity of Lapeer-Tuscola.
Need for Adequate Shelter
~Current shelter has problems with the heating, plumbing or electrical systems or problems with the structural integrity of the home.
~Current shelter has an inadequate number of bedrooms as determined by the number, ages, and sex of household members.
~Shelter does not have safe access to the street, yard, or egress. Presence of environmental problems such as hazardous or toxic materials.
~The applicant is unable to obtain a conventional or government-assisted mortgage loan to purchase a home.
Ability to Pay for a Habitat Home
~The chart below gives the qualifying income (MSHDA 2018) for several family sizes in Lapeer and Tuscola Counties. Your income must fall within these guidelines:

~Debt payments each month, including the family projected house payment to Habitat, should not exceed 40% of the family’s monthly income.
~The applicant must be able to show a stable income record and demonstrate a history of financial responsibility for one or more years.
~Ability to pay a down payment of 1% (one-time expense) and applicable closing costs.
~Eligible families must not have declared bankruptcy within three years of application. Also, the family has no liens or judgments that cannot be cleared prior to closing.
~The applicant must be able to show a stable income record and demonstrate a history of financial responsibility for one or more years.
~Ability to pay a down payment of 1% (one-time expense) and applicable closing costs.
~Eligible families must not have declared bankruptcy within three years of application. Also, the family has no liens or judgments that cannot be cleared prior to closing.
Willingness to Partner with Habitat
~Application requirement readily fulfilled.
~Willing to participate in the home visit.
~Willingness to participate in Habitat functions.
~Family understands it is responsible for the care of its home.
~Family realizes that this is a highly publicized program and they will be a large part of Habitat promotions.
~Family realizes that payments must be made without default.
~Family agrees to complete required 250 hours of “sweat equity”(volunteer labor) per adult member of the household. A total of 50 hours of sweat equity per adult should be performed prior to the beginning of construction. A total of 150 hours of sweat equity per adult must be completed prior to the loan closing. The family can receive sweat equity credit for friends and relatives who work on the home project with them, limited to 20%.
RESIDENCY
~To be considered, the family must be a Lapeer or Tuscola County resident, or work full time in Lapeer or Tuscola County for a minimum of one year.
The selection of families who will purchase homes from Habitat for Humanity of Lapeer-Tuscola will be done by the Family Selection Committee in a way that does not discriminate on the basis of race, sex, color, age, handicap, religion, marital status or because all or part of the applicant’s income is derived from public assistance programs.
